Dr. Gina Tsai and Dr. Godfrey Lam of the Vancouver Coastal Allergy & Immunology will be one of the groups moving their business to the Mount Pleasant community. We recently spoke to Dr. Tsai to get to know her better and learn why she chose HOUSS for their business…

Can you tell us about your business?

Dr. Tsai: We are a group of specialists in clinical immunology and allergy.

What were some of the key features that led to your decision to purchase at HOUSS?

Dr. Tsai: Prior to making an offer on HOUSS, we had been searching for approximately six months and couldn’t find any suitable options. HOUSS meets all of our requirements because of its central Vancouver location, proximity to our current office, appropriate size, and the zoning permitting medical office use.

What are you most looking forward to when it comes time to moving in?

Dr. Tsai: Bigger space. Our current office is built for two physicians, and we have another physician interested in joining us. We were looking for a space that would provide us with the flexibility to accommodate more patients and up to four physicians.

Why was purchasing the right move for your business?

Dr. Tsai: Our rent has continued to increase over the past few years. We have been renting office space for the last four to eight years, with one office move each. Now that we have built-up some capital, we felt it was time to put down roots, purchase, and build our own space.

What drew you to Mount Pleasant?

Dr. Tsai: The proximity to public transit and amenities, yet the area is somewhat shielded from the hustle and bustle of the Broadway corridor. I personally think Dr. Lam agreed to buy because of all the nearby bakeries!

The exterior building cladding is complete along with painting of the east and west walls. The paver installation is progressing quickly on the north ground floor patio as well as patios on levels 3 and 4. Landscaping will bring the frontage to life in the next few weeks with planting currently underway.

The interior spaces are coming together with their final finishes. The ground floor lobby has been tiled along with the elevator core. Lobbies on levels 2 to 5 are fully tiled with lighting fixtures complete. Washrooms are nearly complete with final accessories being installed. Units are underway with final detailing as we get ready for purchasers to move in soon!

The Coulter House is receiving its final coat of exterior paint with the interior drywall and painting finished. The porch patio handrail will be installed next week to finish off the space and prepare for heritage house inspection.

The interior finishes are well underway with all units now drywalled and the interior corridors painted. Washrooms up to level five have been tiled with the final finishes next on the to-do list.

In addition to the interior works, all building glazing has been installed. The east-facing concrete is currently being primed for painting this month and the south and north-facing cladding is scheduled to be completed in June. The Nanawalls, which will be installed at the ground floor patio entrances will be delivered to site by the end of the month.

The Coulter House’s restoration is progressing well with all interior rough-in work now complete. This includes interior framing, electrical, and fire suppression work. The crews are now working on finalizing the siding and connection details between the house and the building, slated to be done by the end of this month. A fresh coat of paint will be applied to the exterior of the house in the upcoming weeks.

The level five exterior landscaping is currently underway as well as final finishes to the patios located on levels three to four.

The major milestone last week was the Coulter House’s move back to site. The house was moved back from its temporary location overnight on March 29 and 30. Wood bracing was installed to ensure the structure would remain intact during its move. Once the house was in position on-site, the team removed the steel beams, wood bracing, and jacking equipment and lowered the house onto the foundation. The Coulter House is now undergoing fresh exterior and interior paint, in addition to the reinstallation of the porch. More work will continue inside the house to fully finish the restoration.

The crew has been busy installing the interior drywall of the building, now completed up to the fourth floor. The main floor washroom tile is now installed, with the lobby next on the list for its final finishes. Painting is also underway for the interior walls, as well as in the underground parkade.

NEXT STEPS

In addition to work on the house restoration, the team is focused on completing the building envelope cladding and finalizing the elevator work, with the final drywalling being completed. The surrounding landscaping plan is scheduled to start at the end of April.
